We were appointed by a local developer to secure planning permission and approval on a design and access proposal for the redevelopment of an existing vacant brownfield site in Wavertree.
The project proposes the build of 34 high-quality, modern two bedroom apartments, set across two blocks and four floors. Each apartment will be designed to make best use of its 70 square foot, with compact, functional bathrooms and a wider living/dining space to allow a mix of everyday usage.
The 905 square foot scheme intends to diversify the current housing stock available in the area, while also bringing the site back into the fold of life in the vibrant Smithdown Road area, after many years of being left vacant.
The site features an adjacent pedestrian footpath that is currently overgrown, unlit and potentially unsafe for the use. The redevelopment plans intend to improve this footpath area and make it safer and more useful for existing and new residents, as well as other individuals who work in or use the area.
In line with local parking requirements, the scheme will also feature parking for 21 vehicles, with an undercroft car park and bays set within an open communal courtyard. These communal areas will also feature two cycle storage areas, communal bin stores, plan rooms and generous resident’s gym space.
Planning permission was approved in September 2020 and work has since been completed on site.
The materials selected for the scheme have been informed by those used in neighbouring buildings, so that it will seamlessly tie into the existing fabric of the street and fill the distinct gap in the urban frontage of Smithdown Road.
An application for planning permission, supported by a full design and access statement, has been submitted and a decision is expected in coming months.
